Two roofs of a similar size can need very different quotations. Access, the chosen covering, roof shape and the condition beneath the surface all affect the work. For homeowners comparing reroofing quotes in Lancashire and nearby Yorkshire, the most useful starting point is a clear specification.
Roof size and shape
The area being covered affects material quantities and labour, but floor area is not the same as roof area. Roof pitch and the arrangement of different slopes also matter. Valleys, dormers, roof windows and multiple junctions add detailing that a simple roof may not have.
Ask the contractor to identify which slopes and adjoining details are included. This avoids comparing a quote for one section with a quote for the whole roof.
The choice of slate or tile
A quotation should name the proposed covering and explain whether existing materials will be reused. Natural slate, stone slate and manufactured coverings involve different materials and installation considerations. Matching the appearance of an older property also needs attention.
Our Barnoldswick terrace project used new natural slate sourced through Slatescape in Blackburn. The photographs show the old covering, preparation and new slate courses, giving a practical example of what a replacement can involve.
Scaffolding and access
Height, access around the building and obstacles such as extensions affect how the work can be carried out. Ask whether the quotation includes the access equipment needed for the full job and whether any particular access arrangements are assumed.
A low headline price is difficult to compare if scaffolding or waste removal is excluded. Have these items set out before agreeing the work.
What is beneath the covering
The roof covering is only one part of the job. The condition of battens, underlay and supporting timber can change the required scope. Some concealed conditions become clear only when the old covering is removed.
Ask which renewals are included, what allowances have been made and how unexpected work would be priced and agreed. The quotation should make clear whether timber repairs are included or would need separate approval after inspection.
Chimneys, leadwork and roof edges
Check the specification for valleys, chimney junctions, ridges, verges and eaves. These details should be considered alongside the main covering. If chimney repairs or leadwork are needed, identify them in the quotation rather than assuming they form part of every reroof.
Roof windows, solar panels and planned roofline work should also be discussed during the assessment so the contractor can account for them in the scope.
How to compare quotations fairly
Put the quotations side by side and check the covering, preparation, access, waste removal, junction details and any exclusions. Ask for the total payable, including any applicable VAT, and the payment terms. Check the written guarantee and the work it covers.
Our new roofs carry a 20-year guarantee; the quotation confirms the work and applicable terms. A guarantee should be considered alongside the actual specification and evidence of completed projects.
